Overview

The Housing Superintendent is a live-in, on premises professional who oversees the maintenance, cleaning, and upkeep of two housing complexes with approximately 600 students and their associated property. The position involves 70% hands on work and 30% supervisory and administrative functions.

 

The Housing Superintendent will have knowledge of plumbing, electrical and HVAC. The position will coordinate apartment renovations. The position will work closely with the Office of Student Housing on all student related issues.

Responsibilities

  1. Assigns, directs, supervises, and evaluates the work of the student housing maintenance staff, which will include two handymen and any contracted labor, as assigned.
  2. Coordinates the computerized maintenance management system, ensuring accurate records are maintained.
  3. Responds to emergency situations including, but not limited to fire alarms, maintenance emergencies, and snow removal. Will take direction from the incident commander when necessary.
  4. Responds to resident maintenance and repair needs 24 hours a day, 7 days a week. Will carry a NYMC supplied cellphone and answer when called.
  5. Inspects buildings and grounds daily for cleanliness. Will police area when necessary.
  6. Ensures that waste and recyclables are handled in accordance with local regulations and schedules.
  7. Sets up and breaks down all events.
  8. Interacts with outside contractors, including exterminator.
  9. Uses and maintains standard grounds equipment, for grounds maintenance and snow removal.
  10. In coordination with Housing, inspects rooms at move out and move in.
  11. Responsible for supervising snow removal and will be involved in shoveling and plowing as needed.
  12. Responds to NYMC Public Safety emergency calls.
  13. Maintains standpipe/sprinkler logs and fire system logs.
  14. Must have a customer service oriented demeanor.
  15. All other duties, as assigned.

Qualifications

(A) Education requirement: 

High School Diploma/GED, some college preferred.

 

(B) Licenses or certifications: 

N/A.

 

(C) Technical/computer skills: 

  • Basic electrical, plumbing and HVAC knowledge required.
  • Ability to use a computer. Ability to use Microsoft Word, Outlook, and Excel. Ability to use a database.

(D) Prior experience: 

At least 5+ years in a residential h[using maintenance position required. Working within a student housing position preferred.

 

(E) Physical Demands:

 Must be able to lift 50 pounds. Walking and standing for long periods.
