Under general supervision, the Assistant Superintendent performs essential services for a 200+ unit complex and is responsible for a wide range of duties. S/he performs a variety of skilled preventive and general maintenance, repair, construction, and renovation work responds to and addresses work orders and emergent situations as they arise.
1. Under general supervision, performs a variety of skilled preventive and general maintenance, repair, construction, and renovation work on facilities, systems and grounds. Responsibilities include, but are not limited to, plumbing, electrical, painting, carpentry, inspection/repairs of mechanical equipment, snow removal, general cleaning, and moving appliances/equipment.
2.Assists in conducting physical inspections of residential units, public spaces, and grounds on an ongoing basis for deficiencies, health, and safety hazards, and/or code violations and to ensure that units are maintained in a satisfactory manner. Records all deficiencies in the electronic work order system and informs supervisor and/or management of such.
3. Supports tenant move-in and move-out processes. Assists with conducting move-out inspections, documents all damages and reports such to management. Executes repairs/renovations as appropriate.
4. Responds to emergencies. Supervises vendors as assigned. Assists with special projects and other tasks as assigned. In the Superintendent’s absence, oversees staff and vendors. May have required overtime during Superintendent’s scheduled time off/certain holidays.
5. Effectively communicates with residents in a courteous, professional manner. Accurately communicates requests/problems to management in a timely manner.
EDUCATION, QUALIFICATIONS AND SKILLS
(A) Education Requirement:
High School Degree or GED required. Associates Degree, vocational and/or technical training preferred.
(B) Licenses or Certifications:
Valid driver’s license required. OSHA 10-hour Construction training preferred.
(C) Technical/Computer Skills:
Robust technical skills in electrical, carpentry, plumbing, painting, and other general repairs required. Locksmithing skills preferred. Computer proficiency and effective email and phone communication skills required. Must be able to utilize an iPad-based CMMS. Must have excellent recordkeeping capabilities. Must be able to work with a CMMS, and perform inspections from an iPad. Ability to utilize Microsoft Outlook and Excel preferred. Snow plowing experience highly preferred. Demonstrated customer service skills. Ability to communicate professionally with residents and other staff in English is required.
(D) Prior Experience:
7+ years of higher education campus housing and/or 200+ unit residential building experience strongly preferred. Experience/proficiency with a CMMS highly preferred.
(E) Physical & Environmental Demands:
Must be able to sit, stand, reach, bend and stoop for extended periods of time. Must be able to climb multiple flights of stairs. Must be able to perform extensive physical work in inclement weather. The ability to perform heavy lifting and snow shoveling is required, as well as the ability to move heavy appliances (e.g. refrigerators, stoves) and move them up/down stairs is required.
